Ok so I took a closer look at the miscreant system. In truth, the unit is 40 feet and TWO walls from the AP. I can't move the AP since it has to be tethered to the router. In order to do that I'll have to drill through the floor and run cable across the basement.......on my to do list.
There's nothing wrong with my AP, it's an ASUS RT-AX86S (AX5700). It turns out that the RPI was getting it's WIFI signal from a nearby old router acting as an AP for the ASUS AP. So the RPI was 40 feet, two walls and two hops away. I updated the wifi connection to the ASUS AP and I expect things to work better.
I have another modern router that I can set up as a MESH unit once I figure out how to do that. That should save me having to run cable through the basement.
